To increase factory floor space by 2000 square feet with no disruption to production. Maintain flexibility for future changes.

I M Kelly are manufacturers of leather trim for the automotive industry operating from a Victorian factory on split levels. Due to strong and continual growth floor space became a major problem. Cubex were called in to give a "free of charge" appraisal of the buildings space potential.

Before:
» Good headroom but use limited to the first 2.0m
» Mish-mash of live and redundant services
» Differential floor height compromising communication
Cubex put forward a proposal to introduce a 2,200 square foot mezzanine floor. The floor level was to meet the floor level of the adjacent building and provide a clear working height below. The existing electrical installation would be overhauled and lighting lifted to accommodate mezzanine floor. New lighting and power were to be introduced on the ground floor. Fire protection and emergency lighting were installed to comply with current Building Regulations.

After:
» 2,200 square foot of additional floor space with no increase in rates.
» Improved lighting levels to ground and first floor.
» Emergency lighting installed to meet current building regulations standard.
» New suspended ceiling enhancing the working environment.
» Floor level matched that of neighbouring building allowing separating wall to be knocked out at latter stage.
Innovative space planning techniques were used by Cubex to increases the effectiveness of the clients existing building. The solution was very cost effective and would have paid for itself within a two year period when compared to renting additional space. All Building Regulation approvals were gained by Cubex on behalf of the client.
The entire works were completed within the clients shut down week, which meant not one minute of production time was lost during the installation of this project.
