Office Mezzanine Floors

Create valuable space for your business to grow… without the hassle of relocating!

As business requirements change, so can your premises

A growing business is really exciting, but business owners don’t always want to spend their hard-earned cash on a new office building.  Instead, they would much rather re-direct their cash flow to other departments.  Does this sound familiar?

When it comes to finding a savvy way to increase your commercial space, installing a new mezzanine within your office is far more cost effective compared to relocating or expansion.  You can double (if not triple) your existing operational space while saving yourself money, time and hassle.

If your office needs are changing and you’d like to discuss how a mezzanine floor could work for you, get in touch with Cubex today!  Or for a guide on price for your commercial mezzanine installation, try our Project Estimator.

Office Mezzanines

What is an office mezzanine?

An office mezzanine is a free-standing steel structure that helps businesses utilise the un-used space above their heads by creating an additional area to work from.

They can be designed and installed to extend over the whole of your main floor or, depending on your requirements and the structure of the building, just part of it.  Think of it as a ‘‘floor between floors.’’

You also might like to know that a mezzanine floor is a rent-free space because it’s not part of the structure of the building, meaning the cost per square metre is therefore significantly reduced… bonus!

Psst! If you’re worried about timing then let us put your mind at ease; A typical office mezzanine installation can be completed within 5 – 6 weeks of order.  Plus, depending on the size of your mezzanine and your business requirements, we could install your office mezzanine in just one day (we’ve done it before and we can do it again!).  So you’ll be back to work in no time!  Much sooner in fact than if you were to relocate (that could take months).

Where can I have a mezzanine floor?

Many commercial buildings are designed with a headroom height of 6m or more.  Apart from being expensive in terms of heating and cooling, this un-productive space can be used to erect a mezzanine floor, creating valuable space for your business to grow.

With practically no restrictions on their shape or dimensions, office mezzanines have highly versatile structures and a variety of uses.  Plus, they’re also extremely stable, durable and resilient.  It’s no wonder they’re a common choice for business owners looking to accommodate headcount growth, improve business productivity or house new equipment and supplies.

Understanding your precise needs is key

The price of an office or industrial mezzanine installation is a one-time cost. Our guide price for a mezzanine floor in a 100M² office (with stairs – remember to consider access requirements) would be around £200.00 per square metre. But if your office space is much bigger or if you’re looking for an industrial mezzanine installation with handrails for example, then there will be some price variation.

To better determine the cost of your bespoke refurbishment project, why not try our Project Estimator?

Or better yet, get in touch to arrange a site visit and we’ll provide you with a precise quote that will tick all of your space needs boxes.

It’s also worth noting that many companies prefer to spread the cost of their mezzanine rather than take a hit on the upfront capital cost. That’s why we work with a specialist leasing company to give our customers the flexibility of options. If you think you might be interested in a lease option, let us know and we can liaise with our chosen lease company at quotation stage.

Our hands-on process and mezzanine floor installers enable us to stay one step ahead, removing the hassle and ensuring we deliver the right solution for your mezzanine floor.

Our office mezzanine designer surveys the site before submitting a proposal, taking into consideration all elements of both building regulations and other workplace legislation.

We are specialist mezzanine floor suppliers with an extensive record of installing mezzanine floors for businesses throughout the UK.  Want to know more?

Dave Chapman

“Cubex dismantled our existing mezzanine floor and goods lift in 3 days. They were then able to consult with us on the best location for the floor to be rebuilt within our new premises with only minor alterations to still meet our business needs. The build went up in 3 days and we have been really happy with the result. It was done with minimal disruption and with a tight lead time. Cubex were also able to save most of the fire rated ceiling tiles and column cases, as well as the lighting under the floor, all of which were reinstated and prevented us from having to spend more money on fire rating the mezzanine to obtain building regulations in its new situ. The whole move was conducted with minimal fuss, expense and disruption to our business.”

What is a mezzanine floor?

A mezzanine floor is an additional level installed in a building to provide more space, but it does not extend over the whole of the main floor, just part of it.

How beneficial could a mezzanine floor really be?

Flexible structure – check!  Cost effective – check!  Maximise space – check!  By installing a mezzanine floor you can potential double (or triple!) your existing workspace without having to buy or rent new/additional premises.  What could your business achieve with that extra space?

Will our new mezzanine require Building Regulation Approval?

Yes in all cases, but once appointed Cubex Contracts will administer the building regulation application on your behalf.

Can you erect partitions on a Mezzanine Floor?

Yes – an office mezzanine floor design can include partitions, suspended ceilings, floor coverings, heating, lighting and mechanical systems as well  as office furniture.  It will also include appropriate methods to access the mezzanine level that link into your existing office infrastructure such as a staircase.

How long does it take to install mezzanine level flooring?

We will need to visit your premises prior to installing a mezzanine floor to asses your needs and carry out a site survey to check specifications and measurements. Can you obtain finance for a mezzanine floor?

Yes. Mezzanine loans are typically available to established companies looking to expand rather than start-ups looking for early-phase financing. This type of finance is typically more cost effective than a standard loan for example as it used a combination of debt and equity financing. Cubex Contracts works with a mezzanine finance expert and we can refer you to them if this is something you wanted to consider.
